Frequently Asked Questions

Frequently Asked Questions

Do I need to make repairs before selling my house?

No. We buy Baltimore houses as-is, so you don’t need to make repairs, renovate, clean the property out, or get it ready for showings. We’ll evaluate the house in its current condition and factor any needed repairs into our offer.

How fast can you close on my Baltimore house?

Depending on the property and title, we may be able to close in as little as 7–21 days. If you need more time, that’s fine too. We’ll work with you to choose a closing date that fits your situation.

Do you charge any fees or commissions?

There are no real estate agent commissions when you sell directly to us. We’ll explain the terms of our offer and any costs associated with the sale before you agree to anything, so you know what to expect.

Can you buy a house that’s in probate?

Yes. We regularly work with inherited and estate properties in Baltimore. If the property is going through probate or there are questions about who has authority to sell it, we can work with you and the title company to determine what needs to happen before the property can close.

What if I’m behind on my mortgage payments?

You may still be able to sell the property. Being behind on mortgage payments doesn’t automatically prevent a sale. We’ll look at the property, the amount owed, and your situation to determine whether buying the house directly makes sense.

Want to See What We Can Offer for Your House?

Tell us about the property and we’ll take a look. There’s no obligation to accept an offer.
